Erection of a three bedroom dwelling

Recommendation A

That, subject to the applicant entering into an appropriate legal agreement to secure SANG/SAMM contributions within 6 months of the resolution to grant, and subject to conditions 1-13 and Informatives 1-4, permission be GRANTED

Recommendation B

That, in the event that the requirements of Recommendation A are not met, permission be REFUSED

Decision:

Erection of a three bedroom dwelling

Decision

Planning permission REFUSED for the following reasons:

The proposed dwelling would encroach into the relatively open, green setting of the nearby listed buildings at nos. 88-90 West Street. The additional built form would result in a loss of green space and a reduction to the existing relatively generous setting. This would lead to less than substantial harm both to the setting of the listed buildings and that of the wider Conservation Area. No public benefits sufficient to outweigh this harm are identified. The proposed development would therefore be contrary to Policies FNP1 and FNP2 of the Farnham Neighbourhood Plan 2020, Policy HA1 of the Local Plan (Part 1) 2018, and the provisions of the NPPF.

Minutes:
