Proposal

 

The proposed layout incorporates 5 new dwellings which consist of three attached two-bedroom houses and 2 apartments, the dwellings will be a storey and a half with first floor accommodation in the roof. The apartments imitate two storey dwellings and are formed with a one bedroom 2 person apartment on top of a two bedroom 4 person apartment.

 

Each dwelling has amenity space with bin and cycle storage.  Each dwelling has curtilage parking for up to 2 vehicles.

 

To the south-west of the site 5 parking bays replace the unallocated parking and are intended for adjacent residents of 1-4 Pathfields Close and visitors.

Proposal

 

The proposed layout incorporates 6 new dwellings in two separate built forms, which consist of 4 two-bedroom houses and 2 one-bedroom apartments, the dwellings will be two storey. The apartments imitate one and a half storey dwellings, they will have separate access.  The footprint of plot 1-4 is set 5m behind the street boundary to provide car parking, plot 5 and 6 have parking to the side and the property is closer to the street edge.  Each dwelling has amenity space with bin and cycle storage. 

 

Each dwelling has curtilage parking for up to 2 vehicles.

 

Barn-hipped roofs have been designed to further help step the scale. The proposed dwellings have been designed with materials matching that of the previous development to help fit in within the local vernacular. The materials include:

- Red facing brick spanning across all the walls with an extended base plinth and a contrasting brick soldier course looped around the property.

- Red clay roof tiles

- White uPVC windows,

- White uPVC fascias and soffits

 

To the south-west of the site 20 parking bays replace/add to the unallocated parking and garage parking and are intended for adjacent residents of Pathfields Close and visitors.

That subject to conditions 1-21 and informatives 1-14, permission be GRANTED.

Proposal

 

The proposed layout incorporates 5 new dwellings in two semi-detached pairs and a detached dwelling, which consist of 3 two-bedroom houses and 2 three bedroom houses the dwellings will be two storey with dormers in the front elevations.  The footprint of plot 1-2 is set 5m behind the street boundary to provide car parking, plot 3-5 have parking to the side and the dwellings are accessed from the road that presently serves the garage block.  Each dwelling has amenity space with bin and cycle storage.  The building line of the proposed dwellings is closer to the northern and eastern boundary than the existing dwellings.

 

Each dwelling has curtilage parking for up to 2 vehicles.

 

The proposed dwellings have been designed with materials matching that of the previous development to help fit in within the local vernacular. The materials include:

- Buff facing brick spanning across all the walls with an extended base plinth and a contrasting red brick course looped around the property and on window dressings.

- Dark grey roof tiles

- White uPVC windows,

- White uPVC fascia and soffits

 

No replacement parking bays to replace the 10 garage parking spaces is to be provided.
