1.    As a result of the unsympathetic design of the dwelling and proximity to number 11, Long Garden Walk West, the proposal would result in an over dominant appearance and undesirable development and would detract from the character of the street scene in conflict with Policy TD1 of the Waverley Borough Local Plan 2018 (Part 1), policies D1 and D4 of Waverley Borough Local Plan 2002 and the NPPF 2018.

 

2.    As a result of the unsympathetic design of the dwelling and proximity to no.11 Long Garden Walk West, the prosed development would result in a loss of light to no. 11 Long Garden Walk West to the detriment of the amenity of the neighbouring dwelling in conflict with Policy TD1 of the Local Plan (Part 1), Policy FNP1 of the Farnham Neighbourhood Plan (“017) and guidance contained in the NPPF.

3.         Prior to first use of the condenser unit hereby approved, a detailed product specification and noise assessment (including any mitigation measures and details of any enclosure) shall be submitted to and approved by the Local Planning Authority.

 

The assessment shall demonstrate that the noise levels of all plant, machinery and equipment installed or operated in connection with this permission shall be so enclosed

and/or attenuated so that any resultant noise shall not exceed a level of 5dB(A) below the existing background level (or 10dB(A) below if there is a particular tonal quality) when measured according to British Standard BS4142: 2014 at any adjoining or nearby noise sensitive premises.

 

Once approved, the condenser unit shall be installed and retained at all times in accordance with the approved details.
